The Place

Puchuncavi:
Nature and Life between
Peaks and the Sea

Puchuncavi, with its varied topography and rich coastal geography, stands out for its cliffs, beaches, wetlands and wooded hills that are home to unique flora and fauna. Puchuncavi is distinguished by its varied topography, where high peaks of the Cordillera de la Costa Mountain Range descend steep slopes, forming ravines and gentle hillsides that extend towards the sea. This territory presents impressive contrasts: Calm beaches and inaccessible cliffs. Bordered to the north by the Catapilco estuary and to the south by the Quintero bay, the commune forms a geographic unit of singular beauty.

The Catapilco and Quintero estuaries are the main watercourses, and together with other smaller ones and slopes, form wetlands near the sea. These spaces allow the development of flora and fauna. The commune has an agricultural peasant past, where the production of lentils stood out, with areas such as Campiche which maintain an important livestock tradition.

The Puchuncavi cliffs run along much of its coast and are a refuge for various species, including the sea otter or chungungo. These cliffs, carved by the sea for centuries, stand out for their unique beauty and are a great tourist attraction that invites you to explore the majesty of the coast.

The commune combines wooded hills to the east and coastal vegetation to the west. The hills act as a natural barrier, trapping moisture from the sea and creating an environment conducive to native species such as the northern acorn. The climate, with an average temperature of 14°C (57.2 °F) and rainfall concentrated in winter, favors a balanced ecosystem that connects the countryside with the sea, generating ideal conditions for life and human development.

In this privileged environment, Puchuncavi became a place where nature, work and leisure converge. Its corners, full of vegetation and shaped by hills and ravines, offer a welcoming space for its inhabitants. Here, geography and climate combine to create a place of residence and enjoyment, marked by the connection between land and sea.

Connectivity

The Importance of Connectivity in Real Estate Developments

Connectivity is a fundamental pillar for the success of real estate developments, as it facilitates access, boosts added value and improves the quality of life of communities. Adequate road works not only attract high standard projects, but also transform areas with potential into urban development poles of high demand, boosting both property values and local infrastructure.

Route 5

Santiago to the Valparaiso Region

From Santiago, the capital of Chile, Maratue is 140 km away, a journey of approximately 1 hour and 45 minutes by car. The route is along Route 5 North, and then joins Route F-20 towards the coast at Nogales, allowing a fast and efficient connection between the two cities.

Route F30

Puchuncavi with Valparaiso

Route F30 is the main artery that connects the commune of Puchuncavi with Valparaiso and Route 5. This road starts in the upper area of Viña del Mar and ends in the Papudo area. The widening program for this route began a couple of years ago in stages and contemplated the widening and modernization of this route, with a focus on improving its capacity and safety. Work is currently underway on expropriations and engineering for the next stages of development. The new works, which include roadway expansions, overpasses, new intersections and bicycle lanes, are expected to start by the end of 2026, contributing significantly to regional connectivity and enhancing investment opportunities in projects such as Maratue.

Route F20

Nogales-Puchuncavi

Route F20 is one of the most important roads for the connectivity of the region, especially for the development of projects in sectors such as Puchuncavi. It is currently undergoing a modernization process with the incorporation of two new sections. These improvements not only optimize travel times, but also ensure greater road safety. The works are expected to be completed during 2025, when the route will be fully operational, connecting Nogales with Puchuncavi more efficiently and favoring real estate and commercial development in the area.
